The Estimator must possess an expansive knowledge of building materials, self-perform construction methods, subcontractor scopes, general contracting requirements, and current market pricing, as well as applicable regulatory standards. This position is a key driver in the preconstruction process and profitability of the company.

MINIMUM QUALIFICATIONS:
- 5 years of estimating experience in commercial, heavy industrial, or civil construction
- Bachelor’s degree in construction management or engineering; Or equivalent experience
- Currently living in the St. Louis metro area
- Communicate with the client to gain insights, understand their vision, and establish agreement on the project
- Develop a thorough understanding of project demands, labor requirements, equipment needs, materials, subcontractor scopes, and other resources required to prepare complete estimates
- Create estimates for both self-perform construction work and general contracting costs, including subcontractor and vendor evaluation
- Prepare estimates that clearly separate and document self-perform labor, equipment, materials, subcontractor pricing, vendor quotes, general conditions, and general contracting costs
- Create metrics, review documents, and establish a timeline to generate valid estimates
- Collect key construction documents, such as property plans, blueprints, technical drawings, and project specifications
- Identify and evaluate suitable suppliers, subcontractors, vendors, materials, and self-perform approaches for each project to support complete and competitive estimates
- Meet with multiple vendors and contractors to negotiate pricing for construction materials, establish timelines, and determine project hours
- Make visits to construction sites, warehouses, and other such venues to gather comprehensive insights about the project
- Craft a work schedule to determine the total duration expected for project completion
- Create quantity takeoffs for self-perform work, subcontracted scopes, materials, equipment, and general conditions, and apply current pricing knowledge to develop complete project estimates.
- Advise the Preconstruction Manager on risk assessments and planning for contingencies if the project experiences delays or unanticipated setbacks
- Build relationships and maintain a directory of vendors, suppliers, and contractors
- Coordinate with the preconstruction manager, subcontractors, and vendors to validate scope assumptions, production rates, pricing, exclusions, and inclusions before estimates are finalized
- Work closely with key personnel, including engineers, architects, contractors, subcontractors, and business owners
- Curate economic feasibility studies on plan modifications and the adjustments made to the preliminary expense plan
- Stay up to date with building codes and industry trends
